Bahria town Karachi has been all over the news since its inception. The reason for that it is one of the biggest private owned real estate in the whole of South Asia. Not only that, but it also has been in the spotlight due to the various landmarks that are going to be built here. Similarly, with so much attraction and projects on such large scales, there has been numerous issues regarding the allocation of residential and commercial plots in the society. But like always, the investment has never gone to waste in Bahria town and everyone who has bought a plot here has gained from it.
Bahria Greens issue:
Bahria town recently made headlines with the announcement of a low cost housing project, which has been specifically designed for middle to low class people. This project is known as Bahria Greens. It consist of 3 marla plots at prime locations of Bahria town, with M-9 Motorway, and is surrounded by a number of famous housing societies like DHA housing society, Scheme 33, Seven Wonders city, Karachi golf city and ASF city. The plots are available on easy installments for everyone.
But like always, there have been a number of speculations about this project as well. A number of people have even gone on to say that this project is a total fraud and one might lose their investment in this project. As said recently in DAWN, that “All construction activities in Bahria Town Karachi are illegal, SBCA tells SHC”.
The petition was file in the SHC by an SBCA deputy director who stated that Bahria town Karachi’s Bahria Greens project did not get the required NOC for media campaign under section 5 SBCO 1979. He further said that
“Since no approval of building plan granted by SBCA all the construction activities at Bahria Town is unauthorized and illegal from SBCA’s point of view. Therefore, a letter was issued to Bahria Town dated 20-11-2018 whereas a public notice was published in newspapers dated 28-11-2018 for awareness to general public after legal vetting by the legal section of SBCA. Furthermore, NOC for sale and advertisement stands invalid vide letter dated 30-11-2018,”
Actual Issue:
In response to all the criticism against the Bahria Greens project, Bahria Town has uploaded a notice on its official website. This notice suggests that as some part of the Bahria Greens Project falls in the Jamshoro District as well, they have received provisional approval for development and construction. As far as the SBCA is concerned, in a recent case hearing on March 21 2018, Bahria town offered to pay PKR 460 Billion to implement the court’s May 4, 2018 judgement, which held that the grant of land to the MDA by the Sindh government. Therefore, until now, Bahria Town has paid a part of the money and will pay the remaining amount. Until the whole amount has been paid, the development and construction cannot be called totally illegal, because it has got the provisional permission. As soon as the payment is completed, all activities will become legal automatically.
